Our VIP Program is designed exclusively for people who want to buy
a home but just don't have the needed down payment
right now. Essentially this program is a down payment savings account… sort of
like putting your down payment on layaway.
As soon as you build up the needed down payment
we find a home that meets your needs with the program you choose from us
whether it be our Rent, Rent-To-Own, Owner Financing or New Loan programs.
For example, let's say you have chosen
our Rent-To-Own program and based on your income you will need a $3,000 Option
Fee down payment to qualify. Now let's say you have
$500 now to put towards your next home. And let's say
you get paid weekly and can afford $100 from each paycheck to put towards
building up the money needed to qualify.
Under this example it would only take you a little over 7 months
to build up the needed down payment to get your home. Of
course you can always shorten that up at any time by paying more into
the plan. Imagine, you will be ready to move into your new home in such a short
period of time.
To accelerate reaching your required down payment sooner we have
other options as well. Perhaps you have
friends or family members who would also like to own their own home. Simply by
referring them to us you can earn credits toward your down payment when we do
business with them.
Another option to help you build up even more down payment credit is
our Work-For-Equity™ program. Almost all previously owned homes need
some work or updating. This optional plan allows you to earn up front down
payment credits by agreeing to do some or all the fix up work on your next home
or even a different one. Just let us know what you can do such as cleaning,
painting, carpentry, plumbing, heating, air conditioning, landscaping, etc. We will keep this in mind as we find
properties that fit your needs. This available credit is offered on a case by case basis depending on the work the house needs.
